Legacy Roofing specializes in single-ply membrane roofing for commercial buildings. With single-ply membrane roofing, we apply a sheet of synthetic material instead of multiple layers of more traditional shingles. Single-ply membranes can last for decades and lower energy costs, making them a great option for commercial properties.
At Legacy Roofing, we offer two different types of single-ply membrane roofing:
- TPO roofing
- EPDM roofing

Thermoplastic polyolefin roofing, more commonly known as TPO roofing, is a popular single-ply membrane option for commercial roofs. Insulation will need to be installed before the synthetic sheets. Because TPO roofing is so lightweight, installation is quick and easy, especially when compared to more traditional kinds of commercial roofing.
EPDM stands for ethylene propylene diene monomer. It is often called “rubber roofing.” Like TPO, EPDM requires insulation and is quickly installed in lightweight sheets. EPDM can be installed in one of three ways:
- Fastened: Screwed in with fasteners
- Adhered: Glued
- Ballasted: Held down by stones or pavers
Both TPO and EPDM are great options for commercial roofing. Here are a few key differences to keep in mind:
- Type of energy savings: TPO reflects heat, making it a better energy saver than EPDM in warmer climates. However, EPDM’s ability to retain heat may make it more attractive than TPO in colder climates.
- Slope: Both TPO and EPDM are best suited for flat roofs, although TPO can also be applied to roofs with low slopes.
- Cost: EPDM is typically less expensive than TPO.
- Durability: EPDM roofs may outlast TPO roofs by about a decade—as long as they don’t puncture. In general, TPO roofs are more resistant to punctures than EPDM roofs.

How Long Does a Roof Last?
The longevity of your roof depends on a number of factors, including:

In general, you can expect most roofs to last anywhere from 20–30 years.
How Much Does a New Roof Cost?
The cost of a new roof depends on multiple variables. Luxury or designer materials will cost more than what is standard. Energy-efficient materials may cost more upfront but pay for themselves over time. Check with your insurance policy to see if they will cover any of the cost and, if so, how much.
Keep in mind that, at some point, a lower cost will translate to a lower quality roof and a lower level of customer service. Shop around, but make sure to choose a roofing contractor that’s right for you, not just the one with the lowest price.
